A Debt Service Coverage Ratio (DSCR) Loan is a mortgage option designed primarily for real estate investors. Instead of qualifying based mainly on personal income, employment history, or tax returns, a DSCR Loan evaluates whether the property’s rental income is sufficient to cover its monthly debt obligations.

DSCR Loans can be especially useful for investors who own multiple properties, are self-employed, or prefer not to use traditional income documentation. The lender typically compares the property’s expected or existing rental income to expenses such as principal, interest, taxes, insurance, and applicable association dues.

A higher DSCR generally indicates that the property generates enough income to comfortably support the mortgage payment. Qualification requirements vary by loan program and may depend on factors such as the property’s rental income, credit profile, down payment, loan amount, reserves, and property type.

DSCR Loans are commonly used for investment properties, including single-family homes, condominiums, townhomes, and certain multi-unit properties. They may be available for both purchases and refinances, with fixed-rate and adjustable-rate options depending on the program.

Because DSCR Loans are typically Non-QM loans, interest rates, down payment requirements, and underwriting guidelines may differ from conventional financing. However, they can provide real estate investors with a flexible way to finance properties based primarily on the property’s cash-flow potential rather than traditional personal income documentation.

Kal Duwage Mortgage Inc. can help evaluate your investment property and identify DSCR Loan options that may fit your financing goals.

Other Loan Options

Hard Money Loan

A hard money loan is a short-term, asset-based financing solution ideal for real estate investors who need fast funding. Secured by the property itself rather than your credit profile, it's perfect for fix-and-flip projects, bridge financing, and time-sensitive purchases.

P&L Loans

A P&L loan lets self-employed borrowers and business owners qualify using their profit and loss statement instead of traditional tax returns. It's designed for entrepreneurs whose tax filings don't reflect their true earning power.

DSCR

A DSCR loan qualifies your investment property based on its rental income and debt service coverage ratio — not your personal income. It's a streamlined financing solution for real estate investors looking to grow their portfolio.
